Manitoba Housing, 185 Smith Street Renovations

About the project

CPI successfully completed the extensive deconstruction and construction work for Manitoba Housing’s 20-storey high-rise apartment building at 185 Smith Street, which was originally constructed in 1971. The project, which involved comprehensive interior deconstruction and the creation of four mock-up suites, was executed efficiently and in full compliance with safety and environmental standards.

The scope of work at 185 Smith Street focused on deconstruction of existing elements as part of the overall removal of interior finishes, fixtures, appliances and millwork in all residential suites. This deconstruction work was a preparatory step to make way for future redevelopment, which could include comprehensive renovations or redesigns of kitchens and bathrooms based on the mock-up suite designs constructed during the project. All asbestos-containing materials identified in the specifications were safely removed and disposed of by certified professionals. CPI’s commitment to health and safety ensured strict adherence to all regulatory requirements.

CPI meticulously deconstructed selective areas on the first and second floors and fully deconstructed residential floors from the third to the twenty-first. The scope included the removal of ceiling assemblies, gypsum board materials, flooring finishes, millwork, fixtures, appliances, and corridor finishes. The complete deconstruction of the 21st floor, including walls, mechanical, and electrical systems, was carried out smoothly, preparing 185 Smith Street for future upgrades. CPI delivered four high-quality mock-up suites, showcasing innovative layouts and design elements to guide the redevelopment process. These prototypes provided Manitoba Housing with a tangible vision of future tenant living spaces.
